Progressive payment scheme

Promenade Peak Payment Scheme

Homes at Promenade Peak are sold while the building goes up, under the normal progressive payment scheme: the price is paid in stages that follow the construction, from the booking fee to the last instalment at statutory completion.

Progressive Payment Stages at Promenade Peak

The Housing Developers Rules fix each stage and its share of the price. The last column shows how much of the price has been paid once a stage is reached.

Standard schedule for a building under construction under the Housing Developers Rules, checked 21 October 2026. Promenade Peak is under construction, so any stage already certified when you book is payable on the timetable in the sale and purchase agreement; the Sales Concierge confirms which stages have been reached for a particular home.

Cash, CPF and the Bank Loan at Promenade Peak

The booking fee of 5% is paid in cash. The rest of the buyer’s own share is paid before the bank lends anything, and MAS rules decide how much of it must be cash. With no other housing loan outstanding, a buyer can borrow up to 75% of the price; of the 25% paid first, at least 5% is cash, which the booking fee already covers, and the other 20% can be cash or CPF Ordinary Account savings, within CPF limits.

With a 75% loan, the booking fee and the 15% at the sale and purchase agreement take the buyer to 20% of the price; half of the foundation instalment makes up the remaining 5%, and from there the bank pays each certified stage. The housing loan page sets out when the lower limits apply.

How the Loan Is Drawn at Promenade Peak

At each certified stage the developer issues a notice, and the bank pays that instalment from the loan. Interest is charged only on the amount drawn so far, so monthly repayments begin small and grow as the building rises.

For a home booked after some stages are already certified, the instalments that have fallen due are paid on the timetable in the sale and purchase agreement, which usually brings a larger sum forward. The Sales Concierge explains the position at the time of booking.

Drawn in stages

Interest only on what is drawn.

Repayments start low and rise with each certified stage of the building.

Completion and the Final Instalments at Promenade Peak

A 25% instalment falls due at the Temporary Occupation Permit and the final 15% at the Certificate of Statutory Completion. The developer gives 6 February 2031 for the expected date of vacant possession and 6 February 2034 as the latest date for completing the sale and purchase; the dates that bind a particular home are the ones in its sale and purchase agreement.

Stamp duty is paid separately and early, as the stamp duty page explains. The progressive payment calculator gives the amount and an estimated monthly instalment at every stage for any price and loan you enter.
